Why Should You Seal Asphalt?
Asphalt can seem pretty durable to the untrained eye and it mostly is. Throughout its lifespan, though, your driveway will take a beating. From dirt, sun, and rain your asphalt will be exposed to it all. The Spruce says “as water permeates cracks in the material and settles down at the base, the strength of the base is compromised, resulting in the formation of potholes. Cracks filled with water are also an open invitation into damage from freezing in colder climates”. Since we can have pretty harsh winters here in Massachusetts, we recommend getting your driveway sealed well before the first frost. Sealing has amazing benefits for protecting your driveway year-round. When properly applied, it repels water even during times of high precipitation and keeps the subbase intact. It also increases load-bearing capabilities. There really is no downside to sealing your driveway. It can give you peace of mind and will absolutely increase your property value for years to come.
When Should You Seal Your Driveway?
Asphalt installation and the sealing process are not done at the same time. You will need to have a follow up scheduled within at least 6 months of the pavement install, although it can typically be applied as soon as 30 days after the pavement has cured. Just to be on the safe side, the Cassidy Paving team will do a thorough evaluation of the pavement to make sure it has cured prior to beginning the sealing process. The best-case scenario is to start your asphalt driveway paving project in the spring or summertime when the temperatures at night do not fall below 50 degrees. The warmer the weather, the easier the compaction and curing will go. Once the initial paving is installed and the sealant is applied, it will need to be reapplied every 3 years or so. Unfortunately, this is not just a one and done deal. As you receive yearly maintenance or inspections, your technician can give you an update on the condition of your sealcoat and when a new one should be applied.
