If you have an asphalt driveway, parking lot, or anything in between sealcoating should play a big part in your scheduled maintenance. Cassidy Paving’s expert team understands the importance of sealcoating and we want to pass on that knowledge to you, the customer. We are here to be your partner in the asphalt business, therefore, we will work with you to get the most out of your asphalt investment through maintaining its quality for as long as possible. Here are a few tips on when you should apply that protective sealcoat layer.
Factors on When to Sealcoat Asphalt
New Asphalt Installations
Are you about to start your new asphalt project or have you recently completed one? If the answer is yes, you’re in luck. There’s still plenty of time to get your sealcoating done. For new constructions, the asphalt actually will not be seal coated as soon as the pavement is applied. You will need to wait for at least 30 days to apply this protective layer in order to give the paved area time to cure appropriately. Anywhere from 30 days to 6 months is recommended for your first application of sealcoat. If you are within that window and your asphalt contractor has not scheduled you for your sealcoat, reach out to someone today to get it done. The best thing you can do for new asphalt is to preserve it in its best state.
Upkeep of Your Sealcoating
Sealcoating does not stop once that first treatment is applied. This is something that will need to be done on a schedule for as long as the area is paved. Home Advisor says that sealcoating should happen every 1 to 3 years or “more specifically if you can see the color of the individual stones that make up your asphalt surface, you know it’s time to seal it up”. That recommendation allows for a very specific sign to look for to determine when it’s time to call in an asphalt professional. Cassidy Paving will have our customers on a set schedule so that you don’t have to worry about watching it for yourself. If you aren’t a Cassidy Paving customer already, we can still help you with your sealcoating needs.
The Best Time of Year
There is also a preferred time of the year to get your sealcoating done. Due to the harsh Massachusetts climate, we always recommend spring through late summer to get your sealcoating done in order to avoid the unpredictable winter weather we face. Although if there is an emergency, we can take care of that for you no matter what the season is. If we can help it we will try to get you in during the stable spring and summer months.
